Two new towers that were once expected to serve as hotels will now bring 400 residential units to the South End.
The towers, one 19 stories and the other 11 stories, were previously approved by the Boston Redevelopment Authority as an apartment building and a hotel, but new plans approved Thursday have both towers serving as residential buildings.
The $145 million project at 275 Albany St. will now offer 220 rental units in the 19-story tower and 180 units in the 11-story building.
The plan previously called for 19-story residential tower facing Traveler Street, housing 220 rental units that range from studios to two-bedrooms, and an 11-story hotel accessible from East Berkeley and hosting up to 325 so-called “micro-style” rooms.
Normandy Real Estate Partners notified the authority in February that given the current market conditions, a hotel operator could not be secured, leading to the change.
When the proposal for the complex was submitted in 2010, it called for two hotel towers before being revised to one tower for housing and one for a hotel last summer, and again to only housing.
The project will still include 2,000 square feet of retail space, and create 300 construction jobs and 15 permanent jobs.
