West Broadway Neighborhood Association discusses housing developments

The West Broadway Neighborhood Association focused on several development projects Tuesday night at the monthly meeting of the South Boston group.

Developer Ron Simons, of the Natick-based Bodwell Pine Corporation informed residents about progress of his housing project at 11 West Broadway.

The project is adjacent to the Broadway MBTA station and will construct a six-story, 95,000-square-foot rental structure with 50 residential units and 26 parking spaces, at the former site of the Quiet Man Pub.

Simons said his crew is in the process of finishing the foundation and should begin erecting the steel frame of the building in the next two months. He expects construction to be completed by the end of the year.

The rental units will be split between one and two bedrooms.

The majority of the space in the new building will be used for housing, but the ground floor will be used for commercial space. Starbucks and Subway have signed leases to occupy two of the commercial spaces, and Simons said he has received lot of interest in the other two spaces.

45 A. Street

Developer Patrick McDevitt of East Way Development and his architect Tim Johnston also went before the group to discuss their residential project at 45 A St. While plans are still in the works, McDevitt said he would like to raze the current one-story building and construct a five-story, eight-unit condo building.

The first floor would be used for a five-car garage with the garage entrance on Silver Street.

Each floor would have two 975-square-foot, two-bedroom units, with the main residential entrance on A Street.

McDevitt still needs to appear before the Zoning Board of Appeals because multi-family buildings are a conditional use. If the plans is approved, McDevitt said he would like to begin construction by the summer. He expects the work would take about 10 months.

The project was met with enthusiasm by members of the neighborhood association, who said the addition of bike storage on the property would be a nice touch.

“People are pretty supportive of a project like this, especially one that will get rid of any eyesore,” said Bill Gleason, president of the association.
