The 28,000-square-foot center, dubbed Cadigan Hall, in honor of alumni Patrick Cadigan, who donated the necessary funds to complete the project, will fill in the space between the school’s existing McNeice Pavilion and Cushing Hall.
The entrance to the new facility will face Dorchester Bay and the school’s existing athletic fields.
“We have been feeling the effects of being too large so we need these spaces to accommodate students,” said Brian Maher, executive director of Capital Planning and Technology for BC High, said at a sparsely attended community meeting Wednesday night at the school. “We’re just really relieving our classrooms and supplementing our programming.”
BC High serves approximately 1,650 students between the seventh and 12th grades.
The new buildingwill house the gym, 125-seat lecture hall, student-activities area, band room, two music classrooms, choral room, three art classrooms, fine arts department office, and lobby. It will be approximately 35-feet tall with an exterior brick finish.
The portion of the building that faces Dorchester Bay and Morrissey Boulevard will be wrapped in waves of glass with a patio and landscaping.
Maher said the school hopes to get the project going in the next few months, so that the completion, estimated to be around one year, will coincide with the school’s 150th anniversary.
Although the meeting was not heavily attended, questions were raised about who would be working on the project and what residents can expect in terms of noise and rodent and dust control.
Maher said the school is committed to hiring “all union” and that a rodent control and dust mitigation plan will be in place.
Maher also explained that there will most likely be a 7 a.m.-4 p.m. work schedule and that the majority of the noise generated by the project will be in the first two weeks of October, when construction crews are driving the estimated 280 timber pilings.
“We are gearing everyone up for two-weeks of shaking,” Maher said.
Because the project is more than 20,000 square feet, it must go through the Boston Redevelopment Authority’s “Small Project” review, which includes a 30-day public comment period, ending Sept. 10.
The project must also go before the city’s Zoning Board of Appeals. Although it complies with zoning regulations, the project is located on a parcel that is within a Green Belt Protect Overlay District, so it must be approved by the board. A hearing is set for Sept. 18.
